Different loan programs have different down payment requirements. FCCU offers a variety of programs that require less than 20% down payment so you can get into your home faster.
A few standard income documents, a valid ID, and bank statements are needed for prequalification.
Prequalifications are good for 60 days. After a prequalification expires, provide updated documentation to your loan officer to receive a new prequalification letter.
Prequalification lets your realtor know you have reached out to a financial institution to obtain financing and you are committed to purchasing a new property. It also gives you a good idea how much you can afford for a house payment and what programs will benefit you.
ND Housing Finance Agency offers closing cost and down payment assistance programs for first time homebuyers of 3% of the purchase price.

An escrow account sets aside funds from your monthly payment for property taxes and insurance each month. Insurance can include homeowner's, flood, and mortgage insurance.
Escrow accounts may be required for loans which have a value greater than 80%, loans secured by property requiring flood insurance, particular loan programs that require escrow, or loans designated as Higher Priced Mortgages.
An appraisal provides the fair market value of the property. The appraiser ensures the property meets the standards for the loan program selected for your home loan.
A home inspection is completed by an inspector who will determine the condition of the home and identifies any needed repairs. A home inspection is optional, but identifies any potential damage.
Either when saving an application or clicking on the Borrower Portal, if you don't have an account, click 'Create Account'.
Enter in some information including your name, email address, phone number, username, password, and security questions & answers.
An email will be sent to verify your email address. Check you spam folder if you do not see it come through. Verify your email address by clicking on the link provided.

When first accessing your loan information, click on the link in the email sent to you by your loan officer asking for eConsent to electronically sign documents or informing you documents are ready for signatures.
After clicking on the link, the browser will bring you to the borrower portal to connect your Username and Password to your loan information
The window will ask if you would like a call or text containing your authorization code. Select which you would prefer and click submit. The code will be sent to you. Enter in the code
After entering the code, if you have not finished setting up a password, the Borrower Portal will request a password. Once logged in, the loan disclosures are available.
When your disclosures are sent out, you will receive an email from your loan officer. Login to the borrower portal; use the link in the email if you have not used your Authorization Code yet to link your loan information to your username.
There will be a 'Tasks' tab. Click 'View List' to access the documents.
Any documents that cannot be eSigned will be separated out. Any documents you can sign electronically will show under 'eSign Documents.' Click 'Open Documents' to access them
DocuSign will load the documents. Click 'Next' to start signing. On the first yellow 'Sign' box, click to select or draw your signature.
Docusign will bring you to all the signature points in the disclosures. Once you are done signing, click 'Finish' to send them back to the Loan Officer.

Documents your loan officer requests, such as bank statements, paystubs, letters of explanation and more can be uploaded to the Borrower Portal and delivered straight to your loan officer.
The loan officer may request documents, which show up as a task on your loan.
On the left-hand side, there is an 'Uploads' section to upload documents to the portal. Click 'Uploads' then select the documents you want to send over. Once you click 'Upload' your loan officer will be notified the documents have been sent.

In the borrower portal login screen, click on 'Forgot your password?'
Enter in your username and email address.
An authentication code will be sent to you. Select the method of delivery: Text, Call, or Email.
Enter in the code to reset your password.

If you applied after February 3, 2023, you can use the same username and password as a previous application.
If you applied for a loan prior to this date, a new username and password will be needed due to the new website.
There are a couple reasons you may be receiving this message.
The authorization code was already used on another username. If you created a second username on accident but already used your code to access your loan information on another profile, you cannot use that code again.
The username you are using when entering in the authorization code has been connected to your co-borrower's loan information. Each borrower on a loan must have their own username and password. The system will not allow one username to be used for multiple people on a loan.
